Underway:

 

1.  Raleigh Marriott City Center Hotel  - Developed by Noble Investment Group, this downtown Raleigh 400-room hotel adjacent to the new Raleigh Convention Center will include 9 suites, a 9,000 square foot grand ballroom, 6,000 square feet of breakout meeting space, three separate food/beverage outlets, pool and fitness spa.  Contact is Jean Spaulding, Senior VP Sales & Marketing, Noble Investment Group, 1100 Monarch Tower, 3424 Peachtree Rd. STATUS:  Construction currently underway with projected opening October 2008

 

2.    Renaissance Hotel at North Hills - At North Hills' new mixed-use district of three city blocks. A 229-room four-star luxury hotel that will anchor North Hills' new mixed-use district of three city blocks will feature 6 luxury suites and one presidential suite and a club level, 8,000 square feet of meeting space, 5,500square foot ballroom, and an upscale restaurant.  The hotel will connect directly to the Natural Body Spa (a European-style day spa) and guests will have access to a new 50,000 square foot Gold's Gym Athletic Club.  Project is being developed by Concord Hospitality Enterprises Company.  Contact is Concord Hospitality Enterprises, 8601 Six Forks Rd., #540, Raleigh, NC 27615, (919) 455-2900.

STATUS:  Construction is underway with an anticipated opening in 2008.

 

3.  Westin at Crabtree Valley - A 290-room hotel with 30,000 square feet of function space, 6,000 square foot spa and a 6,000 square foot fitness center with swimming pool.  Rooms will have 42-inch plasma TVs, goose-down bedding and oversized baths.  A 43 floor building will also have 100,000 square feet of class A office space, 49 luxury condominiums and 600-car parking garage. STATUS:  Construction underway and projected opening is summer 2009.

 

4.   Hampton Inn & Suites Brier Creek Corporate Center  - 135 room Hampton Inn & Suites  located at 8021 Arco Corporate Dr., Raleigh, NC 27617.  Hotel is owned and operated by Winwood Hospitality.  Contact is Amit Patel, Winwood Hospitality, Morrisville, (919) 468-9190.

STATUS:  Opening is scheduled for late August 2007.

STATUS:   Under construction with expected completion date of late 2007.

STATUS:  Construction began in May 2007.  Completion is expected in early 2008.

STATUS:  Currently awaiting permits, etc.  Is expected to begin construction around spring/summer 2007 with opening in spring/summer 2008.

STATUS:  Currently awaiting permits, etc.  Is expected to begin construction around spring/summer 2007 with opening in spring/summer 2008.

 

Proposed Projects:

The Lafayette (city site #4) - A 16-20 story, mixed-use project containing a 125-room luxury, full service boutique hotel, 200 seat restaurant, 80 condominiums and retail.  The 0.5 acre city-owned property is located at Lenoir and Salisbury Street.  The $70 million project would include a rooftop swimming pool, bar and glass elevator facing Fayetteville Street.  Rooms would feature plasma televisions, DVD players, valet and concierge services.   Contact is Greg Hatem, Empire Properties, 133 Fayetteville Street, 6th Floor, Raleigh, NC 27601, 919-834-8350.

STATUS:   City of Raleigh approved plan for development of this mixed-use project in downtown Raleigh March 2007.  Projected completion date is spring 2009.

 

Aloft Hotel -  A $18.9 million, 151 room hotel to be built adjacent to the Hilton Garden Inn at RDU International Airport.  Aloft Hotels are characterized by exposed beams and structural steel, guests rooms with 9-foot ceilings and oversized windows, wireless connectivity and high-tech entertainment centers.  Hotel construction is expected in the 3rd quarter of 2007 with completion in the 4th quarter of 2008.  Contact is Bob Winston, CEO, Winston Hotels, 2626 Glenwood Ave., #200, Raleigh, NC 27608, (919) 510-6010.

 

Forty-Wade Project - 168 acre mixed use development across Edwards Mill Road from the RBC Center.  The site has plans for a 300 room, 10-story hotel along with 1400-1800 town homes, condominiums and apartments.  There is also 500,000 square feet of office space and 150,000 retail space. Construction on first building set to begin fall 2006.  Project is expected to take around 10 years to complete.  Area is bounded by Edwards Mill Road.

Reynolds Tower - Located at 301 and 309 Hillsborough Street, Raleigh, NC.  The 32 story, mixed-use development would include 25 condominiums, 160,000 square feet of office space, 8,640 square feet of ground floor retail and 346 proposed parking spaces in a five-story parking deck, approximately 133 hotel rooms and 8,800 square feet of lobby space for offices, condos and hotel. STATUS:  Plans presented to Planning Commission on 1/30/07.  Construction is expected to begin 7/2007. 

 

Morrisville Outlet Mall - demolition of part of the mall area located at 1001 Airport Blvd., Morrisville, to make way for high end, 200-room, full-service hotel with 15,000 square foot conference center along with 80,000 square foot Class A office space.  Developer is First Hospitality Corporation, Govind Chandak, President, (919) 876-6476. (5/06). 

STATUS:  As of 1/2007 no plans have been presented.

 

Waverly Place Shopping Center - Current shopping area to be razed to make way for new development.  The estimated $180 million project includes a 120-room hotel, 204,000+ square feet of retail space, 216,000 square feet of office space and 200 residential units.  Expected completion of project is 2009 or later.  Developer is Zapolski & Rudd, 501 Washington St., Durham, NC 27701.  Contact Luis Rios 919-956-2722.

STATUS:  As of 5/2007 the town of Cary has approved the plans for the center.  Site plan approval is next.

 

Crabtree Village - Located at Kidds Hill (Blue Ridge, Edwards Mill Rd., Homewood Banks Rd.) Crabtree Village is a mixed project of residential (350 apartments and 130 condos) and retail (102,00 square feet) which has included a site for a possible hotel or other facility.  City Council approved site plan on 11/21/06.  Madison Retail (Atlanta) will be responsible for retail development and York Residential will handle residential.

 

5401 North - Located at the interchange of US 401 and I-540.  Mixed use development of 1200 homes, apartments, along with 1.6 million square feet of offices, retail, restaurants, movie theater, plaza area for concerts and a 250 room hotel.  Project was approved by Raleigh City Council 1/9/07.

 

Drury Inn & Suites - Located at White Oak Crossing, northwest quadrant of I-40 and US Hwy 70 in Garner.  Approximately 150 rooms; may have meeting space. Initial announcement on this project was made in 3/2003 by Drury Hotels in St. Louis. www.druryhotels.com .

STATUS:  As of 5/8/2006 this project is currently on hold per Cindy Clouse (cindy.clouse@druryhotels.com ) with Drury Hotels.

 

eSuites Hotel - Located on TransAir Dr. off Airport Blvd. This is a new select service upscale hotel chain specializing in using the latest technology for the guests.   Guest rooms will be 400+ sq. ft. with plasma televisions.  Employees will all have Bluetooth headsets, guest profiles will be on employee handhelds.  Complimentary valet service.  Full service restaurant.  Currently looking at 150 suites.  www.esuiteshotels.com

STATUS: No further information available as of 5/2006 - awaiting updated information from e-Suites Hotels.

 

Carolina Hotels & Resorts of Cary - Purchased 3.5 acres of undeveloped land at 300 Airgate Dr., Morrisville, NC.  No plans available at this time.  No decision on hotel size until 2008.  (2/2007 report in N&O).

 

Winston Hotels - Located on one-acre block bounded by Hillsborough, Edenton, West and Harrington streets.  Project would have two different hotels under one roof....Aloft and Hampton Inn.  The Aloft would be have 80 rooms and the Hampton would have 120 rooms.  In addition to the two hotel brands the project could also have 200-250 condos as part of the project.  With the condos the structure would rise 22-25 stories high.  Without the condos the project would be half as tall.  If project is approved construction could begin in 2008 and be completed by 2010.  Contact Winston Hotels, Inc., Joe Green, President & CFO, 2626 Glenwood Ave., #200, Raleigh, NC 27608, (919) 510-6010, www.winstonhotels.com . The Edison - Located on area bounded by Wilmington, Blount, Davie and Martin Streets.  This 3.6 acre, two tower project would have 34-38 stories in the first tower and a second tower of 24 stories.  It would include a mix of retail, residences and hotel rooms.  It would have a 500,000 block of office space.  Plans are being submitted to the city of Raleigh July 2007.  Construction would begin in 2009 with completion in 2012.  Developer is Gregg Sandreuter with Hamilton Merritt.
